Terms of Service

Last updated: 22 May 2026

1. Agreement

By accessing or using Filesy ("the Service"), you agree to be bound by these Terms of Service. The Service is operated by NexoraOS Ltd ("we", "us", "our"), a company registered in England and Wales. If you do not agree to these terms, do not use the Service.

2. Service Description

Filesy provides digital record-keeping and Making Tax Digital (MTD) submission tools for UK property landlords. The Service includes rental income tracking, expense categorisation, tax estimation, and HMRC quarterly submission capabilities.

3. Accounts

You must provide accurate and complete information when creating an account. You are responsible for maintaining the security of your account credentials and for all activities that occur under your account. You must notify us immediately of any unauthorised use.

4. Subscriptions & Payment

Paid plans are billed monthly. You can upgrade, downgrade, or cancel at any time. Cancellations take effect at the end of the current billing period. We do not offer refunds for partial months. Prices are in GBP and inclusive of VAT where applicable.

5. Your Data

You retain ownership of all data you input into the Service. We process your data solely to provide the Service and as described in our Privacy Policy. You can export or delete your data at any time.

6. HMRC Submissions

While we facilitate MTD submissions to HMRC, you remain solely responsible for the accuracy of your tax returns. Filesy is a tool to assist with compliance — it is not a substitute for professional tax advice. We recommend consulting a qualified accountant for complex tax situations.

7. Limitation of Liability

To the maximum extent permitted by law, NexoraOS Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim.

8. Acceptable Use

You agree not to use the Service for any unlawful purpose, to submit false information to HMRC, to attempt to gain unauthorised access to our systems, or to interfere with the Service's operation.

9. Changes to Terms

We may update these terms from time to time. We will notify you of significant changes via email or through the Service. Continued use after changes constitutes acceptance of the new terms.

10. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
